The Living Legacy Foundation Adds Services, Expands Space at Merritt's Beltway Business Park

Merritt Properties announced today that The Living Legacy Foundation (LLF) is expanding to accommodate new services and workforce growth. Located at Merritt’s Beltway Business Park at 1730 Twin Springs Drive, this is the organization’s third expansion with Merritt since their initial lease in 2007. The non-profit health service organization is renovating its current office and lab to include an additional 14,633 square feet, bringing their total space to 47,633 square feet.

Founded in 1990, The LLF specializes in organ and tissue donation and transplantation. With an initial focus on organ recovery, The LLF initially chose their current location because of its close proximity to Maryland’s two transplant centers—The Johns Hopkins Hospital and University of Maryland Medical Center—and BWI Airport. Over the years, however, the organization has broadened its services to include a large tissue operation, a call center, an aftercare program for donor families, and an educational and training component. These services nearly doubled their staff from 74 to 144 people, requiring a need for additional lab and office space. Merritt has been working with The LLF to meet their location and space requirements which has now led to a lease extension and additional renovations.

The renovations will occur in three phases. The first phase, now underway, will be the addition of a second floor above The LLF’s current single-story office and lab space. This phase will be a particularly complex undertaking, as The LLF will remain fully operational throughout the entire construction process. Once complete, The LLF will have an innovative second story that will include a large training room, a state-of-the-art simulation lab for medical and psycho-social simulations, observation rooms, and additional workspace.  The second phase will be a renovation of the first floor, followed by the third phase which includes a lab renovation.

“Merritt is not simply our landlord, they are and have been a trustworthy partner,” said Charlie Alexander, president and CEO of The LLF. “We have chosen to stay with Merritt, not only because of their continuous support in the growth of our organization, but because of their solid follow-through on their promises and their ever-expanding capabilities.”

Merritt Construction Services, the construction arm of Merritt Properties, will be responsible for all phases of the renovations. The project, in total, is expected to take about a year to complete.
