Merritt Properties Acquires and Leases Troy Hill Tech Center in Less Than One Year

Merritt Properties purchased Troy Hill Tech Center I, located at 7195 Troy Hill Drive, in July, 2015 and within less than a year, the 43,273-square-foot, single-story, light industrial building is fully leased and occupied by Comcast of Howard County, Pioneer Cladding & Glazing Systems, and US Pack Logistics. 

Merritt’s analysis of the market in 2015 identified the I-95 corridor as a region with high demand for light industrial space. Located within this region, Troy Hill Tech Center I presented itself as a great opportunity for Merritt to expand their portfolio in the Baltimore/Washington area.

“Our predictions, based on our market research, were validated as we were able to purchase, renovate, and fully lease the building in less than one year,” says Vince Bagli Jr., Merritt’s leasing representative for the Troy Hill project.

Located in Howard County, Troy Hill Tech Center I, is part of a 100-acre corporate campus adjacent to I-95 and Route 100, just two miles from Baltimore Washington International Airport and three miles from NSA’s headquarters.

Prior to Merritt’s purchase of the building, Comcast of Howard County, the previous tenant, reduced its footprint to occupy 13,274 square feet of Troy Hill Tech Center. This provided Merritt with a larger layout to fulfill a broader range of warehouse requirements.

In order for Troy Hill Tech Center I to sustain building operations for multiple tenants, the roof of the building needed to be rebuilt to increase its minimal weight load. Merritt Properties’ construction division, Merritt Construction Services, began demolition of the roof in mid-March of 2016 and completed this project in May. During the construction, it was imperative that Comcast remain fully operational. In response, Merritt weatherproofed Comcast’s demising wall and rerouted all existing electric and gas, which prevented disruption of Comcast’s operations throughout construction.

In March of 2016, Pioneer Cladding & Glazing Systems signed on to be the second tenant of the building, occupying 13,574 square feet. As one of the nation’s premier glazing contractors, Pioneer Cladding & Glazing Systems designs, fabricates, and installs innovative unitized curtain walls throughout the eastern United States. Pioneer originated in Ohio and has expanded to five locations across the country. Their new space at Troy Hill offers Pioneer a larger facility, as they had outgrown their previous Baltimore office and operations in the Mid-Atlantic.

US Pack Logistics, LLC, signed their lease in the beginning of April to occupy the final 15,489 square feet of Troy Hill Tech Center I. US Pack Logistics offers courier services including fast messenger service, air courier service, legal delivery service, and medical delivery service that fulfill the needs of nearly any industry. With 14 facilities in the United States, Troy Hill Tech Center I offers US Pack Logistics quick access for convenient shipping throughout the nation.
