Merritt Properties Announces Full Occupancy of Phase Two at Imeson Landing Business Park

Phase Three Expansion to Add Over 120,000 Square Feet of Industrial Space
Merritt Properties has fully leased Phase Two of Imeson Landing Business Park, marking another milestone in the company’s Jacksonville expansion. The park now hosts 24 tenants occupying spaces from 3,000 to 30,000 square feet, including light manufacturers, government contractors, port-related businesses, and distribution companies. With leasing momentum continuing, Merritt is preparing to launch Phase Three, which will add over 120,000 square feet of new industrial space.
“Reaching full occupancy at Imeson Landing Business Park is a testament to Jacksonville’s strong business climate and the need for well-designed, flexible space,” said Pat Franklin of Merritt Properties. “Our focus has always been on delivering high-quality environments that support our tenants’ success.”
Looking ahead, Merritt Properties plans to construct three additional light industrial buildings along Zoo Parkway as part of Phase Three. These new buildings will range from 39,600 to 44,000 square feet, expanding the park’s total footprint to 393,000 square feet upon completion.
“The park’s thoughtfully planned layout and strategic location have positioned it as a top choice for businesses seeking modern and versatile industrial space,” added Gary Swatko of Merritt Properties.
As Merritt moves forward with Phase Three, the company remains committed to providing innovative space solutions that meet the evolving needs of businesses in the region.
"From our first interaction, I knew I wanted to work with Merritt Properties and bring our new BluSky Restoration Jacksonville office to Imeson Landing," said Curtis Gaskalla of BluSky Restoration. “Merritt’s entire team took interest in our needs and were fast, professional, and communicative throughout the process.”
In August, the company acquired a five-building park at 5022 Gate Parkway in Jacksonville, now renamed Merritt at Gate Parkway. Spanning 200,000 square feet across five buildings, the property offers immediate leasing opportunities with spaces starting at 3,500 square feet. Merritt is currently enhancing the park’s infrastructure and transforming single-story office buildings to offer top-tier light industrial space.
Merritt Properties continues to grow its presence in Jacksonville, with future development planned at Oakleaf Commerce Center in Clay County. The company first entered the market in 2021 with the acquisition of Magnolia Park, a three-building business park. Today, Merritt’s Jacksonville portfolio exceeds 500,000 square feet of space.
