Merritt Properties Breaks Ground on Final Building at Merritt Midway Business Park

Stone Slab Distribution Company Pre-Leases Portion of New Building

Merritt Properties has begun construction on the fourth and final light industrial building at Merritt Midway Business Park in Knightdale, North Carolina.

The new building, located off Hinton Oaks Boulevard in eastern Wake County, is 38 percent pre-leased to UMI Stone, a leading stone slab distribution company that supplies globally sourced surfaces for residential kitchen and bath and commercial applications. UMI Stone, represented by Ann-Stewart Patterson and Karlee Middlebrooks of CBRE in the transaction, will occupy 28,053 square feet, expanding its footprint in the Triangle market. The company operates 16 locations along the Eastern Seaboard, spanning from Boston to Florida.

Merritt Midway Business Park is a two-phase development. The three-building southern phase was delivered in 2022 and is now fully occupied by 18 tenants. The final building is located on the northern portion of the park, with 44,547 square feet currently available for lease. 

Upon completion, the development will total 284,050 square feet of light industrial space. Buildings feature clear heights ranging from 18 to 24 feet and are home to a wide range of users, including Rivian, Voxel Innovations and TK Elevator Corporation, among others.

NAI Tri Properties is supporting leasing for the development, led by Ed Brown and Jimmy Barnes. 

Since establishing a presence in the Triangle in 2020, Merritt has developed more than 1.07 million square feet of light industrial space across five developments. The company has additional opportunities for the expansion of Merritt Capital Business Park in Wake Forest, along with future projects including RDU Business Park in Cary and 7740 Alexander Town Boulevard in Raleigh.
